Why commercial termite risk is different
Commercial and institutional buildings hide termite activity better than houses do. Large slab areas, expansion joints, service penetrations, suspended floors, planter boxes built against walls, timber-framed demountables and extensive landscaping all give concealed entry paths that never appear during a walkthrough. Activity is frequently found only when a wall lining is opened during an unrelated fitout.
The cost profile is also different. Repairing structural timber in an occupied school, ward, kitchen or warehouse means decanting the space, engaging trades under permit, and potentially losing revenue or teaching days. On a government or leased asset it can also raise questions about whether the occupier met their maintenance obligations, which is exactly where documentation matters.

How often should a commercial building be inspected?
At least annually as a minimum, and every six months for buildings in high-risk areas, with timber construction, or with a history of activity. Your inspection interval should be recorded in the asset maintenance plan.
Baiting or chemical barrier — which suits a commercial site?
It depends on construction, slab detail, soil access, landscaping and site operations. Large sites with extensive perimeter landscaping usually suit in-ground baiting; simpler footprints with accessible soil may suit a barrier.
What is K9 termite detection used for?
