Why inspection quality decides your exposure

Most commercial termite damage discovered during a fitout was technically detectable years earlier — at a slab edge covered by landscaping, a leaking pipe penetration, a subfloor with poor ventilation, or a stack of timber pallets against an external wall. A superficial walkthrough that ticks a box and leaves finds none of it, and the resulting repair bill lands on the asset owner with no defensible record of due diligence.

For leased and government assets, the inspection record is also the evidence of maintenance obligations being met. If a building suffers concealed damage and there is no history of competent inspections, conducive-condition reporting or corrective action follow-up, the argument about who wears the cost becomes very difficult.

Pre-purchase and pre-lease inspections carry their own commercial weight. A buyer or incoming tenant taking on a warehouse, childcare centre, medical suite or older commercial building needs to know the termite history, the management system already in place (if any), and the remedial works required before fitout begins — while there is still negotiating room.

How is this different from a residential inspection?

Scope and reporting. Commercial inspections cover plant areas, docks, outbuildings, landscaping interfaces and multiple structures, and the report is written for asset managers and procurement rather than a single homeowner.

Do you inspect occupied buildings?

Yes. Inspections are scheduled around trading, teaching or clinical hours where required, with inductions, permits and SWMS arranged in advance.

What if activity is found?

We report the location and extent, recommend a management approach, and can scope a full termite management program. Nothing is treated without your written approval.

Can you inspect a whole portfolio on one contract?

Yes. We run scheduled portfolio programs with a consolidated due-date register, standardised reports and a single point of contact for reporting and invoicing.

Does an inspection guarantee no termites?

No inspection can see through solid materials. That is why we combine visual inspection with thermal, moisture and optional K9 screening, and why regular cycles matter more than any single visit.
